Gypsum Board Guide · Ar-Rayyan, Qatar
For most Ar-Rayyan villas and apartments, use standard 12.5 mm gypsum board for dry living areas, moisture-resistant board in bathrooms, kitchens and laundry rooms, and fire-rated board wherever Qatar Civil Defense requires a rated wall or ceiling. Ask every supplier which standard the board is tested to (EN 520 or ASTM C1396) and whether the system has Civil Defense approval before you accept a quote.
Gypsum board, also sold as plasterboard or drywall, is a panel with a gypsum core pressed between two sheets of paper or glass-mat facing. Fitters screw it to a galvanised steel frame to form partition walls, suspended ceilings, bulkheads and cove lighting details. It suits Ar-Rayyan, the municipality west of Doha that includes Education City, Al Gharrafa, Al Waab and Muaither, because it goes up quickly, takes paint well and lets fit-out crews hide AC ducting and wiring above a flat ceiling. Ken Research values the Qatar gypsum board market at about USD 40 million, and IMARC put the wider GCC market at USD 1,789.6 million in 2025, with the UAE as the largest country market. Both are analyst estimates, so read them as a sign of scale: this is a mature, well-supplied product, which gives local buyers real choice between brands and boards.
Suppliers in Qatar sell standard, moisture-resistant, fire-rated, impact-resistant and acoustic boards, and market reports segment the Qatar category the same way. Under the European standard EN 520, standard board is Type A, reduced water absorption board is Type H, improved fire performance board is Type F and high-hardness board is Type I. The American standard ASTM C1396 labels fire-resistant board Type X or Type C. USG’s Sheetrock range, which USG Middle East lists for the Msheireb project in Doha, includes Regular, Type X, Type C, Mold Tough and AR panels. Use the table to match the board to the job, then check the datasheet for the exact classification before you order.
| Board type | Typical use | Standard label | What to check |
|---|---|---|---|
| Standard | Dry living rooms, bedrooms, majlis ceilings | EN 520 Type A | Thickness, brand, facing |
| Moisture-resistant | Bathrooms, kitchens, laundry, ceilings near AC | EN 520 Type H | Water absorption class, paint system |
| Fire-rated | Corridors, shafts, rated partitions | EN 520 Type F; ASTM C1396 Type X or C | Tested system, Civil Defense approval |
| Impact-resistant | Corridors, schools, busy commercial areas | EN 520 Type I; Sheetrock AR | Surface hardness data |
| Acoustic | Bedroom walls, home cinemas, meeting rooms | Tested wall system with insulation | Certified dB rating of the full wall |
| Fiber-gypsum | Heavy-duty partitions | Manufacturer data | Local approvals, test certificate |
Match the board to the moisture, fire and noise risk of each room rather than using one board everywhere. Dry rooms need only standard board, wet rooms need a moisture-resistant board plus proper waterproofing, and any wall or ceiling that forms part of an escape route or a fire compartment needs a tested fire-rated system. Sound is different again: a single layer of board does little for noise, so bedroom partitions and cinema rooms depend on double layers and mineral insulation inside the frame. The table below is a starting specification to take to your consultant or contractor, not a substitute for the drawings. Where a wall will carry tile in a wet zone, cement board such as USG’s Durock is the usual backing, because gypsum core stays vulnerable to standing water even when the paper facing is treated.
| Room or element | Suggested board | Reason |
|---|---|---|
| Majlis, living and bedroom ceilings | Standard 12.5 mm | Dry, painted finish |
| Bathrooms and laundry | Moisture-resistant; cement board behind tile in wet zones | Humidity and splashes |
| Kitchens | Moisture-resistant, fire-rated near cooking where required | Steam, heat |
| Bedroom-to-bedroom partitions | Double layer with insulation | Sound reduction |
| Corridors and shafts in apartment buildings | Fire-rated tested system | Compartmentation |
| Plant rooms and AC rooms | As specified by the MEP and fire consultants | Heat, access, noise |
Fire-rated gypsum board is required wherever a wall or ceiling has to hold back fire for a set time, and in Qatar those systems are approved by the General Administration of Civil Defense at the Ministry of Interior. Next Move Strategy Consulting reports that strict fire rules for high-rise, healthcare and hospitality buildings are pushing demand for premium fire-rated board. As one example of the claims you will meet, Domopan announced that its locally made DomoGypsum fiber-gypsum board gives two-hour fire resistance as per Civil Defense and acoustic insulation up to 62 dB. That is a manufacturer statement from an older announcement, so ask for the current test certificate. The key point for buyers is that a fire rating belongs to a tested system, meaning board layers, studs, insulation and joint treatment together, not to a board on its own. Swapping one component can void the rating.
Gypsum board is not waterproof, and the main moisture threat in an Ar-Rayyan home is usually not rain but condensation from AC equipment. Hot, humid summers push cooling systems hard, and sweating ducts, chilled water pipes and leaking joints above a false ceiling can stain and soften standard board. Moisture-resistant boards such as Sheetrock Mold Tough are made for these conditions, but they still need good detailing. Insulate ducts and pipes, keep boards off any standing water, seal the perimeter joint, ventilate bathrooms and paint with a moisture-tolerant system. Fit access panels wherever the ceiling hides valves, dampers or junction boxes, because tender documents for Gulf projects routinely list inspection manholes in soffit ceilings for exactly this reason. Cutting a hole later is cheaper than repairing a ceiling that was never meant to open.
The Qatar market includes international brands, local factories and many small installers. Knauf’s own dealer page lists Orascom Building & Construction, Imar Trading & Contracting and Imperium Trading as its Qatar distributors. Ken Research names Knauf Qatar, Saint-Gobain Gyproc, Gyptech Qatar and Qatar Gypsum Board Factory (QGBF) among the key players, USG Middle East supplies Sheetrock, and Domopan makes DomoGypsum fiber-gypsum board in Doha. Installers advertise on Qatar Living, where listings typically cover Doha and all of Qatar and give the price as on request. We have not verified any business specifically in Ar-Rayyan, and this is not an endorsement. Ask each one for the board brand, the datasheet, a trade licence and photos of similar finished work, and compare quotes only when they name the same materials.
We could not find a reliable published per-square-metre rate for Ar-Rayyan, and classified listings in Qatar usually say price on request, so any figure quoted without a scope is a guess. Cost depends on board type, number of layers, frame gauge, ceiling height, curves and bulkheads, insulation, finishing level and paint coats. The most useful step is to make every contractor quote against the same written scope. Three quotes that name different boards are not comparable, and the cheapest line is often the one that quietly specifies thinner board, a lighter frame or fewer coats of finish. Use the checklist below to compare like with like, and ask for the quote in a measured, itemised format.
| What the quote should state | Why it matters |
|---|---|
| Board brand, type and standard (EN 520 or ASTM C1396) | Stops later substitution |
| Thickness and number of layers | Drives fire, sound and strength |
| Stud gauge, spacing and ceiling hangers | Prevents sagging and cracks |
| Insulation inside partitions | Sets acoustic performance |
| Joint finishing level and paint coats | Defines the final look |
| Measured areas, openings, bulkheads and coves | Fixes the scope |
| Access panels | Keeps AC serviceable |
| Civil Defense approval documents, where needed | Confirms compliance |
| Payment milestones and warranty | Protects the owner |
Is gypsum board waterproof? No. Moisture-resistant board tolerates humidity better than standard board, but it still fails under standing water. In showers and other wet zones, use waterproofing and a tile backer such as cement board.
Which gypsum board should I use for a bathroom ceiling? Use moisture-resistant board, ventilate the room and finish with a moisture-tolerant paint. Keep the board clear of direct water and seal every joint.
Do I need Civil Defense approval for gypsum partitions? Fire-rated walls and ceilings in regulated buildings are tied to Civil Defense requirements. Rules depend on building type and use, so confirm the requirement with your consultant or the authority before you order.
What thickness is standard? 12.5 mm is the most common thickness for walls and ceilings, with 9.5 mm and 15 mm boards also sold. Thicker or doubled layers are used where fire or sound performance matters.
